What changes under a single contract

Under the traditional arrangement, an owner appoints a designer, then tenders the drawings to contractors. Two contracts, two appointments, and a gap in the middle where responsibility for buildability sits with nobody. When the drawing cannot be built as drawn, the owner is the one left resolving it.

Design and build closes that gap. The firm that draws it is the firm that builds it, so buildability is resolved at design stage rather than discovered on site. The practical effect is fewer variations mid-project, and only one number to call when something needs deciding.

Three companies, one contract

Most firms describing themselves as design and build subcontract the construction, the carpentry, or both. We own all three. The architectural, interior and landscape design team produces the drawings. Rykasc Construction Sdn. Bhd. carries the CIDB G6 registration and delivers the works. Timber Touch Woodworks fabricates the joinery in our own workshop.

That structure is why our carpentry tolerances match our drawings, and why a site problem at four in the afternoon is resolved by people who work for the same company rather than escalated between three of them.

When design and build is the wrong choice

It is not always right. If you need to tender the same drawings to several contractors, you need a separated arrangement. If your project is primarily a design exercise with construction handled by an existing facilities contractor, a design-only appointment is cleaner.

Common questions

Who is accountable if something goes wrong on site?
We are. Under a single design and build contract there is no gap between the party that drew the project and the party that built it, so there is no argument to be had about whose responsibility a defect is. One firm signs the contract and one firm answers for the result.
Do I still get full design drawings under design and build?
Yes. You receive the same spatial planning, mechanical and electrical layouts, lighting design and joinery detailing. The difference is contractual, not a reduction in design scope.
What does the CIDB G6 grade actually certify?
CIDB G6 is a contractor grade issued by the Construction Industry Development Board Malaysia, covering the scale of building works a firm is registered to undertake. It is verifiable on the CIDB register, and we encourage clients to check it.
