Our Design & Renovation Process, Step by Step
In short
A Rykasc Dco project runs through six stages: private consultation, design development, authority submission, construction, joinery installation, and handover with a defect liability period. Each stage ends in a defined sign-off, so you always know what you are approving and what happens next.
01 — Private consultation
We meet, walk the property where possible, and establish what you need the space to do. You leave with a clear view of what is feasible, what the constraints are, and whether we are the right firm for the project.
02 — Design development
Spatial planning, structural coordination, mechanical and electrical layouts, lighting design and material selection. You review and sign off drawings before anything is committed. This is the stage where changes are effectively free, and where we push you to make them.
03 — Authority submission
Where the work requires council approval, or management corporation consent for a strata property, we prepare and lodge the submission. This runs in parallel with detailed design so that approval is not a queue at the end.
04 — Construction
Rykasc Construction takes the site. You receive a named supervisor, an agreed reporting cadence and dated photographic records. Variations are instructed in writing before work proceeds, never verbally on site.
05 — Joinery installation
Carpentry fabricated at Timber Touch Woodworks is installed once wet works are complete and the site is stable. Because the workshop is in house, a fit issue is resolved by the people who made the piece.
06 — Handover and defect liability
We walk the completed project with you and record any defects for rectification. The defect liability period then runs, during which we return to fix anything that emerges in normal use.
Common questions
- How involved do I need to be?
- Heavily at consultation and design development, lightly during construction, and closely again at handover. We design the process so your time is spent on decisions only you can make.
- What happens if I want to change something mid-project?
- Changes are possible at any stage, but they get progressively more disruptive. Anything that alters scope is confirmed in writing before work proceeds, so there are no surprises.
- Can I appoint you for design only?
- Yes. Design, construction and carpentry can be commissioned together under one contract or separately.
